If you decide to purchase an apartment, you should next speak with a mortgage broker to determine how much your monthly costs should be based upon your income and budget. If you are purchasing shares of a cooperative, many boards require a 25-30% debt to income ratio.
Whether you are applying for a sublet or purchasing your first apartment, an application is generally required for management review. Our extensive knowledge of individual co-op and condo Board requirements, and experience working with closing agents from a property management perspective helps provide insight on how to pre-qualify out clients in preparation of the board application process.
TIPS FOR BUYERS & RENTERS
If you are serious about purchasing or renting an apartment in Manhattan, there are several items you will need to have ready for the application:
1. Tax returns for the past 2 years
2. REBNY Financial Statement (back-up documentation required)
3. Copy of bank statement(s)
4. Summary of investments - brokerage & retirement accounts
5. Latest 2 paystubs for month prior to application submittal
6. Employment verification letter
7. Personal reference letters (up to 4)
8. Mortgage pre-qualification letter (if purchasing)
